A new high-end residential development is taking shape in northern Nairobi, including Kiambu, highlighting the growing influence of real estate in shaping the city’s urban and economic landscape.

Tofauti Lifestyle Ltd has begun construction of 37byINEZA, a luxury townhouse project located on Kwaheri Road with dual access from Runda and Kiambu Road.

The development comprises 37 five-bedroom townhouses, each with a domestic staff quarter, targeting affluent families and international professionals.

The project builds on the success of Ineza Boutique Homes, which is fully occupied. Developers say 37byINEZA is a more expansive and refined evolution of that concept, responding to rising demand for premium, international-standard housing in Nairobi.

Kenya’s real estate sector has become a key pillar of the economy, contributing more than seven per cent to gross domestic product and supporting thousands of jobs across construction and related services. Rapid urbanisation has intensified demand for quality housing, particularly in prime locations.

Nairobi’s population has grown to over five million, placing pressure on available residential stock. Market analysts indicate that demand for high-end homes has been growing by more than eight per cent annually, outpacing supply in established neighbourhoods.

37byINEZA targets a niche segment of the market that remains underserved. The focus on five-bedroom townhouses with DSQ caters to buyers seeking spacious, secure homes in well-connected areas.

Architecturally, the development adopts a modern, open-plan design. Homes emphasise natural light, indoor-outdoor flow and contemporary facades, moving away from heavy stone walls toward lighter, globally influenced aesthetics.

The design approach reflects shifting buyer preferences, particularly among expatriates and professionals working with multinational organisations, including the United Nations, who prioritise lifestyle, openness and functionality.

Location is a central feature of the project’s appeal. Dual access from Runda and Kiambu Road enhances connectivity to business hubs, schools and leisure facilities, while improving access to the Nairobi Expressway.

Beyond housing, the development is expected to deliver wider economic benefits. Construction activity will create employment opportunities and support small and medium enterprises providing specialised services.

Despite broader market fluctuations, Nairobi’s luxury residential segment has remained resilient. Premium properties have continued to record steady price growth, driven by strong investor interest.

As Kenya’s urban housing market evolves, developments such as 37byINEZA signal a shift toward quality-driven, lifestyle-focused residential projects that are redefining how the city grows and lives.
